same tasks -- and save up to 20 percent of the cost of your house! When
you break the job down, you'll see how manageable it really is. You
save money by handling typical general contractor tasks yourself.

The financing is available through a variety of nationwide lenders. You
receive the financial support you need to build your home and save on
construction costs.
You and your New Home Consultant work together not only to get you a
construction loan, but also to position you for
competitive, permanent financing once your home is complete. The plan
works this way:
- Land -- You may already own the land you want to build on.
If you don't, BuildMax will help you find financing, for up to 100
percent of its value.
- Materials -- We represent lenders that will finance 100
percent of the cost of the materials needed to complete your new home.
- Labor -- Most lenders will finance up to 100 percent of the
labor costs for subcontractors you select.
- Equity -- The most important feature of
owner-involved-building programs. Since you're the project manager,
you can save thousands of dollars by eliminating the expense of the
general contractor. So, by following the owner-involved-building plan,
your completed house should be worth more than it cost to build. That
difference between what your house is worth and what you owe on it is
called "equity." We call it "sweat equity," because you earned it
yourself. And it's your "sweat equity" that's your key to permanent
mortgage financing.
An example:
BuildMax helps you obtain a construction loan of $160,000 to
purchase land, buy materials, pay subcontractors and build a
high-quality home. The appraised value of your completed home -- what
it's worth on the real estate market -- may be $200,000 (or more). That
$40,000 difference is your equity. This equity is your "down payment"
on your permanent financing. When you apply for a mortgage, having
equity is the same as having that big down payment that was such a
problem before owner-involved-building. Because you have equity, you
can get a regular mortgage with manageable monthly payments.
