Advantages Of Being An Owner/Builder

One of the most important financial advantages to building and owning your own home is the enormous amount of equity that you gain by doing so. When you rent, all of the money you could otherwise be, in a sense, investing, is put toward rent which is money you will never see it again. On the other hand, when you build and own your own home, the money that you put into it stands on the foundation of your home and will come back (usually for a profit) if and when you decide to sell your new home.

Another thing that many enjoy about building their own home is the inherent simplicity of it. There aren’t as many (or, in some cases, any) contractors or subcontractors to be dealing with and coordinating. Communications are rarely frayed as you only have yourself to report to. Similarly, there is rarely a confusion or disagreement about what is promised and at what date because you’re working and you work when you think it’s necessary to do so to finish the job at the time you think it ought to be finished.

On another level, many people simply enjoy the challenge and exhilaration of building a home they will eventually live in. It is, for them, an intricate and enviable part of the home ownership experience. When one lives in a home that they’ve built, all the time that they spend in that home is special because they know it was their sweat and know-how that put the house up around them. It’s a living experience that you can’t buy with money – only with time and effort.

On a financial level, by acting as your own contractor you can save money by cutting out the middle man. When you can lay tile or hardwood floors, when you can build cabinets or install plumbing, you don’t have to pay anybody else to do it. All you pay for is material, which you pay for in a traditional scenario anyway.

When professional builders are hired on to build your home, it’s a near impossibility to get one that isn’t working on several other projects simultaneously. It’s part of being a professional builder, and it’s something they have to do to make a living. However, it’s not convenient for you, and when building your own home, it’s also not something that you have to deal with. You will obviously never be taking half days in order to check on another site you’re building. 100 percent of your attention will be focused on the building of your home, and this will imbue it with a certain worth not otherwise available through general or subcontractors.
