Ten Questions To Ask Other People Who Have Built Their Own Homes
It’s always a good idea to learn from the experiences, and sometimes mistakes, of others. Before building your own home, ask friends that have recently built or remodeled about their experiences with loans, contractors, and renovations. Here are ten great questions to begin your research:
- Were there any unexpected costs?
A building plan doesn’t always go smoothly. Ask about any surprising building codes or problems with inspection. Ask about unforeseen costs from contractors.
- How much did you borrow?
Lenders offer home construction loans but each individual loan varies. This is because the terms rely largely on a building plan. Ask your friends what they needed to show to the lender in order to get a favorable loan.
- Did you get any other kinds of mortgages?
If you own the land you are building on, you can use that for a mortgage. Also, there is the option for construction-to-permanent financing, in which your completed home will be mortgaged.
- Are there any improvements you recommend?
Although houses are upgradeable, it is always easier to install improvements during the initial building phase. Ask if they wish they would have wired their home for home automation, or installed a wood-burning heating system or solar panels.
- How well did you insulate?
A good question, especially to ask a neighbor since insulation needs vary by region. You may also want to look into different types and costs of various insulation materials.
- Was your contractor easy to work with, approachable, and open to communication?
Word-of-mouth testimonials are much more reliable than advertising. If your friend had a good experience, it might be a good idea to look up the contractor they used. And if they got burned, you can make sure you don’t fall for the same scam.
- Did you install a septic system?
There are many homeowners that regret their choice when it comes to wastewater management. The city will likely encourage you to hook up to their system since it will create revenue in taxes and fees. But a septic system might be more economical.
- Which documents did you need to prepare before beginning?
It is important to have all your paperwork in line beforehand, especially when working with a contractor.
- What kind of federal or state aid did you get?
Many governments offer incentives or rebates for special building. Find out if there are energy programs or special mortgage offers in your area.
- Is it worth it to build green?
Building green is an increasingly popular trend. It takes a bit more planning and a bit more money, but the long-term benefits in saved energy, resources, and environmental health may make it a worthy investment.
