
Q. What is an "owner-builder"?
A. An owner-builder is an individual who desires to act as their own
General Contractor/ Project Manager in the building of their own
home.
Q. Do I have to physically build my own home?
A. No, you will act as the Project Manager. You will save thousands of
dollars while over seeing your own project. You never have to hammer a
nail if you don't want to. However, you are free to, do as much of the work
as you want.
Q. I have never built a home. Can I still qualify?
A. Yes. Most of our customers have never built before. We will be there
every step of the way to make sure that your project is a success. We
do, however, qualify you on your motivation and desire to be an
owner-builder. Not everyone will qualify. Please discuss this with your
consultant.
Q. How much work is involved and how long will it take to complete?
A. Acting as your own project manager will take some time and
dedication. It may take a six-to twelve-month commitment. You are not
required to be on the job site everyday, but you will need to check on
the sub-contractors throughout the week. Most people do this on their
way home from work and on the weekends. There are very few more
profitable part time jobs out there.
Q. Do I have to use your home plans?
A. No, you can use any home plan you wish. We have provided a list of
plans but you may choose any plan, from any source. This is your chance
to build the exact home of your dreams. Don't allow yourself to be
limited.
Q. Am I limited to building on certain lots?
A. No, you can build on any buildable land that your locality will
allow. You must be sure that you can build on the lot you choose. The
best place to start for answers to questions about your lot is your local
building department.
Q. Do I have to use your sub-contractors?
A. No, you can use any contractors that you wish, and you can do some
or all of the work yourself. We provide you with standardized bid forms
for you to give out to your potential subs. This will help ensure that
you are getting "apples to apples" comparisons.
Q. Can I do some work myself?
A.
Yes, you can. The more work you do, the more you will save.
Q. Can I purchase materials locally?
A. Yes. You can build a stick, concrete, panelized, SIP, modular or log
home.
Q. Do I need a General Contractor?
A. No. You will take on the responsibilities of the G.C.
Q. Do I have to have perfect credit?
A. No, we have lenders that will offer this program even if you have
damaged credit.
Q. How does BuildMax make their money?

We charge you a consulting fee that is included in the
loan
Q. Do I have to pay BuildMax any money upfront?
A. No. We have waived all upfront application and processing fees so we
can prove our commitment to you. We will not ask for any consulting
fees until your construction loan is closed and funded.
Q. Is it easy?
A. No, it's not simple, but it is very do-able. "Easy" is
paying 20-30% too much for a home that is already built.
Q. Is it rewarding?
A. Yes. You can build the exact house you want on the exact lot -- all
for considerably less money than buying the same level and quality of
home from a builder or on the open market. And, most likely, you will
be able to qualify for "more" house with our program since
our lenders believe in the owner-builder concept and the resulting
equity that your efforts will produce.

A. You can bank on it.
Q. Is it worth it?

Yes, you could save 15-30% on your home just by acting as the
project manager. That could translate into tens of thousands of
